I’ve sent out $700+ in rent increases so far this year. And just closed on my new 5 unit today. All 5 tenants are paying too low. About to break the news to them. Thank you for listening to the comments and doing this video. Very helpful.

New tenants: raise immediately. Existing tenants: raise incrementally. Great advice. In California with new rent control laws, it's crucial to raise every year by at least the amount of inflation. Otherwise you can get stuck with low rents forever.

Broooo thank you sm. Thanks to you i increased my rent by $700 to an old lady with dimentia and also a family of a single mother and her 4 children. With your techniques i was able to utterly bamboozle them as i raised it twice within a year with little increases between sprinkled in. Honestly their tears were enough I didn’t even really need the money

I just purchased a property with tenants in it and their lease ends in June. Their rent is a few hundreds below market. This video is brilliant.

The hit parade @11:15 is priceless. I usually love your videos too. And this one is no exception, it's informative and provides logical solutions, and confirms a technique I was about to employ with one of my inherited tenants who is long term, and have only had one increase in 6 years, and now they are $150 below market value. Slumlord? No. Businessman? Service provider? Absolutely. In fact, I'm rehabbing one of my units now with granite and SS appliances, I will offer it to the tenants paying full market rent in a non updated unit right now, without any increase. Slumlord or Santa Claus?

I am renting my townhome to $1, 900. The current market for the same unit is $2, 600. Once the current tenant move out next month I am going to upgrade the bathrooms and raise the rent to $2, 600.

I came home one day with a letter under my door at first I was mad I knew what it was rent increase it sucked but it was only 50 dollar increase but I’m the type where I agree on a price and get upset when it’s changed but it is what it is
