New tenants: raise immediately. Existing tenants: raise incrementally. Great advice. In California with new rent control laws, it's crucial to raise every year by at least the amount of inflation. Otherwise you can get stuck with low rents forever.

And this one is no exception, it's informative and provides logical solutions, and confirms a technique I was about to employ with one of my inherited tenants who is long term, and have only had one increase in 6 years, and now they are $150 below market value. Slumlord? No. Businessman? Service provider? Absolutely. In fact, I'm rehabbing one of my units now with granite and SS appliances, I will offer it to the tenants paying full market rent in a non updated unit right now, without any increase.
