I agree. It can be lucrative, but not for me. I had 5 rentals, I'm now down to one.

You can gear up on property and generate rental income fast and channel any bottom line income into stocks...I say both...

There's benefits to physical real estate too.. from taxes to taking equity out pretty much indefinitely @ low rates. Not needing all the money up front. ... that said I prefer stocks also because real-estate isn't passive. So it really depends on the person and how much work they want to do.

So you can buy rental properties without having that cash. Then it will generate cash flow depending on the property. So potentially positive cash flow from something you didn’t have to drop the full dollar amount on. For example property worth 1 million don’t need a million to buy that property. Buy a million worth of stock typically you will need to have that million dollars to buy those shares of stock. I get the landlord thing but the reality is to do both in my opinion. Good video though.

I'm a landlord and I really don't know if it's worth it. The issues are endless, with the properties AND with the tenants.
