Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

Real estate me agar Paisa fas gaya to usko time pe liquid nahi kar sakte kyuki emergency me koi buyer nahi milta. Aur stocks me flexibility hota hai is mamle me. Isliye real estate se accha stocks hai. Appreciation bhi officially pata chalta hai stocks me, property ka appreciation sirf speculative hota hai. Property bechne khareedne bohot lengthy process hai, stocks me ye kaam instantly hota hai. Bina knowledge me dono risky dhandha hai. Aur dono apne apne jage sahi hai.

My 100% portfolio is in stocks but real estate definitely gives lot more returns.
Reasons
1. Levergage - we can pay 25% and 75% can be financed by bank, but investor can enjoy capital gains of 100%. so 10% returns actually becomes 40% returns in investment
2. Cash flow- If calculations are done well it gives good rental income

I still like stocks purely because of convenience, I don't want hassle of finding and managing tenants.

Worst idea ever, as middle class do not get into real estate for investment. Please keep doing mutual funds. We buy apartments to live, if you buy for investment and rhen expect rental yields to cover emi 😅its not going to happen. Dont listen to these scammers.

In india rental market is unprofessional and a big hassle
Greedy landlords, nosy society members and no freedom to alter interiors to your choice
It's better to invest and stay in your own house

Ghanta compounding .. I know my brother purchased a flat at 32 L in 2016
He further invested 4 L in that ...

And in 2024 the same no one is ready to buy at more than 38 L

So 8years and still no profit no loss that too in Metro city top tier 1 city

Definitely.
I always keep 25% in Equity.
20% in Mutual Fund & PPF.
And 50% in Real Estate.
5% in Liquid Fund.

Bhai but I disagree the 14% and 12% point. You could avail a loan in real estate, not in stocks. So in realty if say with 1 cr inv you could buy property as much as 4cr vs a 1cr investment in stocks. When you are not earning money from borrowed money, you are not really earning, mante ho ki nahi?

returns in real estate is way more it is not reflected in percentages because the majority part of transaction black me hota ha
