A Kiwi from Auckland here. Guy, spot on. Housing prices in the city have been ridiculous for decades, and on even more of a tear in the last few years. It all feels like a matter of time before it comes crashing down and we see price drops of 30%. As a millennial not on the ladder, this isn't the worst thing, but you can't help but feel for those who will be wiped out as rates spike and their mortgages become untenable. That said, it's astounding that we have got to this situation in the first place. NZ is a great place to live, but the staggeringly slow rate of new builds has meant demand has raced further ahead of supply for far too long.

As a European living in Auckland New Zealand, I can attest that housing prices here are absolutely insane and that is ON TOP OF rates being way higher here already and the houses being of absolutely terrible quality. I’m sitting inside with a jacket on, because heating doesn’t help (goes right through the walls)

too many people and corporations buying houses in foreign countries and or buying dozens or hundreds of houses to launder money, move money, manipulate market, etc. this is a world wide issue

Canuck here and yes it does feel like a bubble. House prices have exploded in the last two years and are now unaffordable for most first time home buyers especially in big cities. Rents are insane as well

Thanks Guy for the update on Real Estate particularly in NZ. Good to see NZ is ahead of the game, ha ha but did not realise that we stood out like a red flag. I am a Kiwi and we lost our Organic Farm to the bank before the pandemic and now house and farm prices are so high they are out of our reach. Waiting for the bubble to burst may have a chance then. USA is far from a housing bubble. Man the average yearly wage is 50k and the houses are around 300-500k. I live in Slovenia we have average yearly pay of 11k and the houses are 300-500k. Its disgusting.

I live in the Toronto suburbs, we've already seen 25-30% decline in the past 2-3 months or so (there was a 25-30% incline from jan-march).

Great review of housing market. It's crazy. In early spring my friend, a lawyer working on real estate contracts, said that there is no house apartment or land left to sell, people are on waiting lists for a property. It's crazy!
