I was looking at a new house this week. Basement leaks. Then I went to a new job site where just the foundation was poured and they started back filling. Yup. No exterior sealant. I mean, seriously. 😑

Do you put drainage pipes under the gravel and landscaping carpet on top for drainage like you would a retainer wall?

When I was looking for a new home one and a half years ago, the moment I saw a stone or cinder block foundation.. I moved along.
One home I looked at online there were no pictures of the basement.
When I went to see it, I told the realtor I wanted to see the basement first.
His facial expression changed instantly.
The cinder block foundation along the front was all severely bowed inward, increasing in pitch at the top, and there were steel beams secured to the floor joists and the basement floor.. which were obviously very recently installed.

He told me the bracing was guaranteed..
I said "yeh.. guaranteed to keeo the house in place when that wall completely collapses into the basement.."
And they were asking $300k for this average sized ranch home in NH which needed a lot of work not even including lifting the entire home to pour a new foundation.
I made an offer of the value of the land itself, minus a bit to cover some kf the cost to either completely demo the home and rebuild or to lift and pour a new foundation.
.. that home is still sitting unoccupied, for only $50k less.

I have a foundation crack that was repaired but it started to leak again. They used same thing hydraulic cement and that black sealer. Aren’t you supposed to put a vapor barrier against the sealer? I have to redo it again and the contractor wants to put a 6 mil polyurethane sheeting over the black sealer, Isn’t a rubber asphalt membrane better to put instead of the polyurethane sheeting ?

Mark - thanks for the video- I see you mentioned that the trench is hand-dug. How's hand digging vs. Using a mini-excavator? I ask because I may need this job on my own house and am interested to know your opinion on best tools for the job.

Okay so first the wall needs cement parging then sa thick coat of tar then polyethylene then styrofoam pads to protect your waterproof membrane when backfilling. Which should be tamped down every 2 feet of applied backfill. Gravel is not a good choice due to its permeability. That will thousands of pounds of water pressure to work its way through the footing or any exposed cracks. And those guys are in serious danger without trench supports. Homeowners buy a book on this subject you will thank me later.

Would sand be better next to the wall over gravel? Use it to repel away from the wall as gravel can hold it there
