I just attended the Tulare County auction in California. First online auction ever. Lots to learn. My main question right now: do you ever pay $500 for a preliminary title report to expose any liens or encumbrances or are you able to research all liens and encumbrances by visiting the county? Please explain your process for this.

Hey Dustin! Great video and info. I’ve seen this question asked a couple time but haven’t got an answer. What is a reasonable amount of money to have before attending one of these auctions? I know “anything” is possible but realistically with the competition what are these houses going for? Do I need to save 100k+ cash to even be in the race or is the average selling price lower. Thanks for laying out the info for us, now I’m really interested!

Discount yes but now you on the line for the Taxes. Iove the ROI on Tax Liens especially in Florida, 18% roi. Texas has counties that are up to 25% and up

Thanks for info. What if tenant/owner lives on property so after buying it is your responsibility to evict them and hire expensive attorney to get them evicted.

My man!! Dustin, in your experience, regarding tax delinquent single family homes with lots of equity that make it to the market; I’m looking at some in LA with bids starting at 2k to around 12k. Do you think I would be able to get something started including a title certificate with 30k? It’s what I have and am anxious to get started dude. Anyway, let me know. New subscriber here

If there is an resident you have to evict them. What happens if the tenant has a mortgage? Is it more likely they do not have a mortgage?, or the property is in such disrepair that no one wants it not even the mortgage company?
