Purchasing a home is already a very difficult thing to do, unless you pay cash or don’t get a loan from the government. If only my minimum monthly house payment, over the course of 30 years I’ll pay more than double what my home is worth. I purchased before things got crazy so I got a good interest rate. I couldn’t imagine trying to rent or buy right now.

Mortgage deposit? 90% of people don't even have savings. Living paycheck to paycheck and being forced to rent at ridiculous prices. While nepotism rules the gatekeeping of high paying jobs.

This is a good advice 30 years ago. Now a house is 375k and the medium income is 2k a month for the 10% down you need to save about 5 to7 years. And then you are stuck for 30 to 45 year

Charlie Munger said he doesn’t care if single people ever get a house. The right time to buy one is when your wife wants one. Warren Buffett also said he didn’t buy a house until the downpayment was 10% of his investments. Having an expensive house just causes more expenses as it goes up in value. If you never sell then you never realize the gain in equity. The only thing you see is higher expenses, bills, taxes, etc. I would recommend to get your investments going first so you’re not house poor. Either way can make sense depending on your situation but the average house would cost several times per month what my rent is. Also if I put all my money into a down payment then I’m delaying saving for retirement which could cause big problems later. This is part of why people have to do a reverse mortgage on their home because all their net worth is in their house. So I’m getting my investments up then they’ll be compounding while I pay off a house later in life.

Rent is just legal robbery a lot of times, plenty of landlords just don’t care about their tenants, if you can afford buying it’s a better deal

Invest what savings? Rent is at least 30% more expensive than a mortgage if you're going by monthly costs... my rent was £1200, my mortgage is £780... and it's the exact same house.

I bought a townhouse in late 2018. The idea was to save up for 3 or so years and buy a single family home. Many people of my parents generation said don’t buy a home unless your gonna be there 5-7 years minimum. Glad I didn’t listen because 3 years later in 2021 and my townhome was worth almost 100k more than I bought it for. Without that extra 100k, I couldn’t have afforded my current home or even the original townhome at today’s market value.

I’m 31, and half my friends of the same age are lucky like me, and the other half are f’d beyond belief by this housing situation. 😔
