Mad respect for telling people not to take advantage of people. A lot of “gurus” preach to get the home run every time and completely ignore the sellers feelings.

Great advice. I would say to narrow the price range you tell seller you're buying at. Instead of a 20K gap, I would bring it down to a 10K gap. 'Were buying between 50-60K"...instead of "50-70K"...that extra 10K comes in handy to account for unseen repairs, higher assignment fees, etc.

Hey Matthew I watch your videos all of the time and I need your help . I’m dealing with a seller who is selling on behalf of their dad who is deceased .how do I go about doing this deal ?I’ve never had to deal with this type of situation before . He only wants 50k for the house the arv is at 180, 000 idk the repairs just yet . He says that his lawyer has everything ready for the sale.

Quick question. On propstream there is a property listed for 215k ARV and the seller wants 180k for it. But 2 houses on that same exact block sold for 320k. Same exact bedrooms and bathrooms and same sq footage. I checked zillow, realtor and everything else they all have it at 215 ARV. Is it worth it going after this property? Is the house really undervalued? Going based off what I told you.

Hey Biz quick question how would you calculate the Mao if it’s tenants in the home with rent or is it the same steps as if the home was vacant?

Been looking into wholesale the past few days but still a little confused on it. So does the buyer know your getting money for the contract they buy? Or do they think it’s all going towards the house? Say the house is 200k and you talk the seller down to 180k would you sell the contract for 20k and that’s your profit? But the buyer still pays 200k?

Hey Biz, I have a property under contract right now. I'm calling cash buyers but sometimes they ask me for the address of the property. I prefer to send them photos and videos of the property first, get some interest out of them rapport that way, and then send them the address once they like it. Is this is a good idea? Am I being too paranoid for no reason?
