Real Estate Investing 101 involves discovering the joy of being a landlord. There are some things tenants often do that drives landlords bonkers.

I am a landlord myself so I wanted to share the top 5 annoying tenant habits and also strategies for both tenants and landlords to avoid running into these issues.

Having a smooth landlord tenant relationship is key to successful buy and hold real estate investing.

Investing in Real Estate is a great way to build wealth and obtain financial freedom through passive income from your investments. However, it's not easy and it's not a get rich quick strategy. It takes dedication and lot's of persistence.

But if you know how to avoid some of the common pitfalls of being a landlord you are more likely to succeed as a real estate investor.

Real Estate investing seems glamorous when considering it's one of the most common ways that self made millionaires have made their fortune. Indeed it is a great way to make millions and become a millionaire yourself. But once we get past the high level appeal and down into the weeds of what it really means to be a real estate investor we find that there are many common tenant habits that make being a landlord more difficult that we first imagined.

For example, tenants often fail to understand when the rent is due by confusing the due date with the grace period. This can lead the the landlord feeling compelled to reach out and ask for the rent. Which landlords don't like to do. Another examples is that Tenants often hold the key to the house hostage upon their move out. They think they can use it as some sort of leverage to negotiate for their deposit back. It's very frustrating when this happens. Also tenants can be very dishonest, well some tenants can be anyway.

In this video we will discuss all of that (and more) and we will also provides ways that you successfully deal with all of these issues with the goal of helping landlords to be successful real estate investors and to help tenants have a great and enjoying experience while renting their home.

Tenants who want to change things like they live there... had a guy ask me if he could take the fake shutters off the front of the house and move the fence up a few feet so he could let his dog out without having to go outside himself... umm who's gonna pay for that bruh? Overall he pays on time every time so worse things have happened.

It is awkward having to chase tenants down for rent... but knock on wood I've been lucky and if mine don't pay on the first, it's only because they forgot, and not because they didn't have the money.

I use erentpayment.com and have it set up to send a reminder email automatically if they don't pay on the due date. On the locks I use Kwikset dual cylinder locks so I always have access and can rekey without a locksmith. Good video.
