Oh okay I see what you are doing. I’m not going to lie at first I thought you were hating on her. You acknowledge what she says for the most part is true, but you want people to also know the other side and or the risk involved. Codie tends to lean in all the positives and often neglects the high risk involved. You’re simply saying we should look at everything from it’s full perspective.

Take everything these experts say with a grain of salt. At the end of the day nearly every one of them is selling a 5 figure course and their YT videos are their marketing tactic. I’ve never met a stranger in real life who wanted to make me rich. I don’t see why the internet should be any different 😂

I'm a Landlord of 25 years and own 20 houses with 80% of them paid off. I have started to turn them over to a management company as they go vacant. When they go vacant, I personally, with my own crew, fix them up. The management companies value comes from finding and managing the tenants. I tell you this because I still struggle with cash flow depending on how many vacancies we get at any giving time. It's brutal out there folks. I just can't work for the man on a strict schedule and that's why I'm in this business.

Great, nuanced perspective on a topic that gets oversimplified. Overall, I'm a fan of Codie, I think she has created a lot of business owners and inspired a lot of people to start looking at ETA opportunities that would've never been exposed to them. But you're absolutely right, there is a lot of danger in making it look too easy, taking on personal guarantees and debt, and misrepresenting what it is that you actually own

My dad owned a couple dozen rentals in the 80s--back before everyone and their mother wanted to be in the game. He also owned a laundromat, which is another Codie fave. None of it was passive. He worked his tail off (in addition to holding down a day job). The main issue he encountered, and one I never hear Codie discuss, is that it can be very difficult to find good help. It's especially hard to hire a good maintenance man who'll show up to work. This is the first video of yours I've seen...I'll watch more.

I think you all are reading too much into this. I've watched many of Codie's videos and have read an equal amount of her articles. She is simply trying to get people to think differently and she usually puts a disclaimer that you have to put the work in by doing your due diligence in analyzing deals and that there is no silver bullet. She has an advantage in coming from a financal background where she analyzed deals for a living, which makes it seem easy for her. In addition, like any good youtuber, you cant add every detail or your videos would never end. Brendan actually agrees with a number of Codie's points or that of the person she was interviewing, which makes your title "Unraveling Her Web of Lies", kind of ridiculous. I own many properties and while having more detail from Codie would be nice, I didn't hear any lies.

I think Sánchez is a positive spin artist. It is never that simple and the devil is in the details.

As opposed to all the other money guru youtubers? It's kind of funny that you criticize her and then advertise your product. Sounds like a competitor move there. I'm not a dedicated follower or supporter of Codie but you still have to do your due diligence not matter who it is. I'm sure someone will criicize your product as well. One should be cautious of anyone who gives away free financial "secrets" on Youtube

I just can't. I watch her videos, but they feel staged, lacking the behind-the-scenes authenticity and details. She doesn't convince me, but her strong branding leads people to believe everything she says.

“I don’t like to rag on people but…..” Dude! You are saving lives. Do you realize how many illequipped and desperate people are ravaging their finances based on the hope these gurus sell!?! Thank you!!!! Keep posting stuff like this. Bring people down to earth so everyone can make sober and thoughtful financial choices…..I might subscribe😉

Why don't you invite her to discuss this instead of talking about her, talk to her .... people would be on your channel in a min.

I watched codie's videos and it was never imposed that it is as 100% success, much of the tips she shared ips how to determine the value of the company and then how to make deal to acquire the business with too much investment. You still have to work the business until it is fully running without too much issues. You still have to work to improve the business for it to profit more. Her profit margin could be inflated but the point is to acquire a profiting business and take over.

It is not a walk in the park in fact you may fail on the first try.

Shes a motivational speaker. I love the idea of trying to buy small businesses where the owner just wants out. Many you can create some growth. But you more than likely will never get rich. Most cant be on autopilot. You will have to hire someone of you are not there. But if her videos get you up and hustling good. But this is the same as those weightloss coaches.

Despite the fact that I've been following Codie Sanchez for a few days, this video has me wondering what she's been keeping from us. Wonderful job bringing the truth to light!

9:30 LOL Passive income. Its only passive for you if you have lots of really good employees doing all the work. When someone quits or you have to fire them suddenly its not so passive anymore. This is the same way even my most successful businesses have been. You nailed it Brendan Dell "Misnomer" a wrong or inaccurate use of a name or term. Or as the mainstream media likes to call it "Spin"

I've said this about her videos since I first saw her channel. She like many of these online gurus make it seem much easier than it truly is. Great, perspective.

I really want to like her, but… She has an MBA from Georgetown and worked at Vanguard and Goldman Sachs right out of the gate. She started with WAY more education, money, and leverage than anyone she’s talking to. And the fact that all her posts start with glamour shots of her… 🙄

Seems like overwhelming consensus is that we love Codie.

Very insightful, thanks for sharing! What's a bit ironic though is that you're critizing her way of presenting things in order to get more views, but then you do the exact same thing with your video title.

I kind of understand. I have been fortunate to attend a Zoom conference with Mrs. Sanchez where she was presenting. I have owned small businesses before. What she states is basically on the level. Yeah, you're buying business, which is a full-time commitment. But isn't everything. She doesn't sell the concept of small-business owning and running as passive income. If you made that assumption. Then you are wrong. What i got from attending her presentation is: She is selling mentorship services and membership or access into her small business owners club, where you can network. I am fortunate enough not to need these services. But some people do need them. I hope you can make the corrections in your presentation. Thank you
