These videos go over all the numbers and expenses that I have into flips. This property was a hybrid flip since I rented it for some time while it was for sale. It turned out to be a great deal even though it was really ugly when I bought it!

I just loved this video. Thank you! I am dirt poor and live in a nice place I can't really afford much longer. My rent is market rate, but the dirt poor part is starting to get in the way. Your videos help me understand my property owner/investor/land lord in terms of costs, behind the scenes work, and risk. The LL himself is very open about sharing what the costs are of this complex (9 duplex buildings, so 18 units).

I'm just scared. My LL is running a business and I hope he's successful, stable, and secure financially. I wish all the best for you, too. But as costs go up and up, so does my rent. I think I'll be in my car within a couple of years. Anyway, what I meant to say is that your videos help me NOT BLAME someone else for the problems in my life. It's some tough mental work I have to do. Sorry to dump on everyone.

I like the honesty showing the true numbers for investment properties when you sell. Not many show the true numbers and factors that play into it.

One cost I don't see included in these videos is the time/effort you and your team spend during the 18 months you owned the property...accessing the property, lining up contractors, managing the renovations, finding tenants, setting up utilities, ect. How many total hours were spent by you/your team dealing with this place over that 1.5 years?

Interesting video. Looking at it another way, you put in $300k and sold it for $400k (approx) for a return on your money of 25%.

If this was all you did for a year it would be like having a salary of $100k but only having to pay long-term capital gains taxes on it.

I know you did a lot more than just this project but when considering the numbers you've provided do you always make a profit on every project or do you have to consider (for your business as a whole) that you will lose money on some projects?

does the $95, 340 deduct business taxes you have to pay? You probably made even less than that
