2024 Marin Presidio 3: It got Updated!! Gates belt drive commuter gets slackened and fattened.

The previous Presidio was a very popular bike for us. The combination of practical pricing but boutiqy bling things like a Gates Carbon Belt drive and internal geared rear hub put the Presidio 3 in a league of its own. this new version keeps similar functioning bits but updates the frame to be longer, slacker, able to use wider tires and a more contemporary fit and feel. We big fans.
Weight is 28.5 lbs.

Belt and internal hub would be so nice as a commuter, often I have to clean my wifes commuter bike chain everyday, somehow fine dirt gravel just flies up in every puddle, even in summer, and coats the chain in grit.

The belt group is I believe a CDN item, something I can't believe is used in Canada. The CDX is more durable in cold weather. You mentioned a couple breaks, this could be why. Lack of fenders and lights removes it from my commuter list. Once you add these items and upgrade the belt system, you'll be much closer to some non-Asian built, Euro commuter bikes.
Also no mention of seat brand, quality, or chain stay dimension, both items that can make or break the commuter status. My Local Marin dealer does not have (1) bike in stock, stated they did not have any to order! The bike industry is it's own worse enemy. Unfortunate.

I have 2022 version and absolutely love it. 
I`ve changed stock 32 slick tires for 38 "gravel" ones and it improved ride comfort A LOT. 
So 40'' tires on the new one must be even nicer.

I currently ride a Felt Verza Speed 50 same style flat bar commuter, I'm looking at getting a belt drive bicycle and I was looking at the Priority Bicycles Priority 8 same style flat bar commuter the * comes with 700-32C my Felt has 700-35 so I don't really want to go down a size I would prefer a little more rubber on the road, I ride in the City with bad roads in some place and the flat bar commuter fits me just fine.

I have the old version. With the nervous geometry. Loving it. 'Hate the yellow hi-vis stripes though. Marin just should paint it black with mustard socks, that would be beautifull. With a little ochre or white pin-striping. Not quite sure about the 8 speed internal hub. It does its' job perfectly when you move up and down one gear, but when you do more it's not always perfect. Also I don't like the sound of the gear levers: hollowy plasticy. Great bike. For everyday use. Not on any kind of track. Sorry.

would change the front sprocket from CDN to CDX .... is it possible to change 8 to 11 speed hub ?

Are the rims tubeless compatible? Marin doesn't give any information on their spec page.

Why do you keep saying 40C? It's 40 mm, C is a wheel designation, not a tire width.
