Bed Bugs, Cockroaches, and Murder Room Basement in Rental #16

I showed a video of this property a few weeks ago after the tenants moved out. We got a live look at the cockroaches living there. It turns out the house also had bed bugs! So we had the place superheated to kill the bedbugs and that is supposed to get the cockroaches as well. I also check out the super sketchy basement cellar on this one and show another reason to be annoyed at my contractors.

Note, I said I did not see the property for 4 years and I meant I had not seen the inside. I also have property managers who were managing it and had seen the inside multiple times. Yes, it was dirty but not in horrible shape while they were there. The tenants recently told us they had cockroaches and we were going to treat them but decided to have the tenants leave so we could treat them right and fix the place up a bit. The tenants did not want to leave as they could not find anywhere else this cheap but they eventually leave and that video showed everything they left behind.

We were having the furnace looked at when the HVAC guys thought the house had bed bugs. We had it inspected by a bed bug company and they confirmed theer were bed bugs. We had them superheat the house to kill them.

I want to fix this house up and sell it so that I can use a 1031 exchange to buy more commercial properties. I am worried about the structure after going into the basement and seeing one of the beams that looks like it might have had termites damage!

It could also just be a 140-year-old beam! The house is pretty unlevel so we will have ti all looked at and see how bad it is. The basement was pretty nasty and I remember why I did not want to go down there in the first video.

I also love to see my windows left wide open over the weekend in Colorado where it has been getting below 30 degrees. Really good for the furnace and house in general.

The term "murder room" or "murder basement" came from my project manager Nikki who decided that most of my rentals and flips have creepy rooms that may have had multiple murders occur in them.

Oh the house needs so much love to get it straightened out. I don't know how hard it would be to place the furnace into the basement along with the water heater. Then maybe you could use one of those spaces for a water and dryer hook up on the main floor, the other for storage. Or place a washer and dyer hook up down in the basement. I a thinking that old beam that is chewed up a bit looks like it might have dry rot. Or someone cut it to place pipes and wiring in. Looks like it was there since the home was built. I am not sure if it needs to be replaced or sister up with new heavy beams. What ever happened to it, looks like it happened a long time ago. I like the house.

Behind the smoke detector, it looks like a cockroach nest. I dont know what a bed bug would leave behind

This one is messed up pretty bad but alot of potential. Floor plan could be much worse for how old it is.

That wiring at 5:45... yeah, that doesn't meet code... like anywhere. Textbook example of a flying splice made by a do-it-yourselfer.

Had to chuckle when I saw the title! Property is probably known in the area as being a rental. You made the initial investment ever think about repairing and renting, keep the cash flowing. I found an interesting way to pick up property, got a fourplex from a County code enforcement office. Two water heaters, updated electricity, and a new roof, kucing positive cash flow in 3 months! Also paid code enforcement fines and backs taxes.

I think the spot on the wall where the smoke detector was is evidence of roaches not bed bugs, which are found in fabrics (bed sheets, mattresses, carpeting, . . .) not hard surfaces like the wall.

In the area where that house in, is it mostly rental or private owned, or half and half, that may help with the weather to sell or rent,

Looking forward to see this house once it has been revamped. It beggars belief how people can destroy a house to such an extent and to live in such filth. You can be poor and battling to make ends meet (most of us have experienced that) but dammit all you can be clean.

If you do new a video around Halloween, you should have a realistic looking skull or skeleton laying in the murder room.

We've lived in a 120 yr old house for 40 years now. We were both school teachers and had low incomes for a long time. A lot of our peers have moved up housewise but we opted to pay off the debt and have some freedom in our retirement. My husband just bought a Corvette. It's parked in our sad old garage but if we had a new garage we wouldn't have the car.
