Bro the so called influencers are earning millions suggesting ( scamming) common people like selling their courses and earning youtube money

Now you cant escape the responsibility when something proves wrong, you have the moral responsibility to take the blame, you cant just say ohhh i am in differennt phase of life so i changes my stance becase earlier whrn you were advicating against home you were very firm

One thing I have noticed for "Rent vs Buy", when you stay on rent, the people around you who are staying in owned house will not talk to you much because they see you as temporary so they don't want to start the network. You will start feeling this when you have family and the kid, the people around you will see you a totally different way, they will not involve you in any of the events, associations, gathering etc. When you live in your own house, you will feel like you are in society. In young age, this will not feel that much thinking, "I don't need anyone OR why should I talk to anyone?" but when you start getting older, you and your kids will need people around you to talk to.

One point you may agree with. After I bought my home(loanless), I was able to increase my exposure to equity & take more risks. My insecurity was gone that what will I do if stock market crashes tomorrow..I blocked a big chunk of my earnings into a house(much safer) irrespective of the returns & compensate the low return asset with high return/risk equity.

agree completely. lots of scams going on in property market. plus its most cyclical asset. Stocks, mutual funds and digital gold/ silver are enough to invest and generate good returns.

Learning from experience is fine but the thing is when he was quite vocal not to buy house that time he was quite visible on every platform but now since he bought house now so even he should come on the same channels for the new experience so that might people will understand.

Neeraj Sir, if a influencer preaches something then it is being followed by n number of people. That is why the onus of responsibility is on you. A normal person will buy only buy a single property in his/her lifetime.

Never ever follow someone else method specifically those who are rich they can do anything any point of time because they have purchase power and influence. Always make your own methods otherwise these influencers will sell you for 2 rupees.

influencers ko ye bhi samajhna chahiye ki aap logo ki Baato ka logo pe affect hota hai. Jab nk ne bola tha socho kitne log honge jo ustime afford Kar paate honge but Inke influence ki vajah se nai liya hoga. But sabhi NK ki tarah rich toh nai hai na. Middle class ke pass ek hi chance hota hai life mein house purchase karne ka but Vo nai le paata but aj jab Vo NK ko dekhe ga ki usne le liya vo bhi market mein jakar Dekhta hai Vo ab affford nai Kar paata.

One of the major pro I see in real estate is the opportunity of leverage.
If I have 20L with me, and purchase a property of 1cr, now if I get even a mere 3% rentals, I'm getting 3L yearly rent on investing just 20L of my own money. Whereas with equities, as I can't take any loan, I have to invest all of my 20L I'll only get around 10% yield so 2L a year
