While you're running the electrics, put in a few ceiling fans over the seating areas. They create a nice breeze when the air is still.

If you are adding plugs to your porch for Xmas lights make sure to add a switch to turn them off too!

Ceiling fans, absolutely! They’ll keep mosquitos from biting you and other bugs from flying around your head and being annoying. Plus you can never have too many outlets

I recommend getting rain chains (instead of down spouts) and rain barrels to water plants and grass. There's some great ones that look like planters and even include planters

Would use glass blocks as part of the flooring over the basement windows. That little natural light would be appreciated down there.

This is a major point for those that have outlets outside. Install some kind of switch indoors that turns off and on the electricity outside so you don’t have to worry about it when you’re away or on vacation.

Be sure it have switches on the outside outlets. I have mine inside the house. It really makes turning lights off and on solo much easier.

You might be interested in built in speakers for music and outlets in the wall if still possible to plug in your phone or a cooler in the summer etc. things you would use a lot while using the space. Also think about watering if you plan on adding planters later you may need a nearby water source.

Maybe you need to think about WLAN if your house would block the signal or something

I recommend some sort of box attached to the frame for deliveries that can lock also maybe a small fridge for the delivery men and women for summer.

You can add sliding glass panels to close up the porch when the weather gets cold. They can be retracted and sit flush against your house.

Besides that, you can get a screen that can wrap around your porch to keep the bugs out. It can be wrapped around and then retracted back so you’ll have an open porch again.

I saw these on Facebook and I’m sure a company could customize it to your needs.

Also, I’d install permanent hooks for Christmas lights or any other lights you want for your outside. It’ll make it easier to put lights up when the time comes.

I am so jealous I would love to have a covered porch to sit on and watch it rain and stay all dry or hang out in the shade.

I’m convinced that the new homes these days are going to require not only covered porches around the house to create shade, so the house does not get hot, but also a double roof that allows Shade against the roof itself and more reflective roofing material that may not be shiny, but somehow reflects the light back up into the sky

Could you please put some SWIFT nest boxes up there too?
They don't make a mess as any bird that nests and hatches young always carry the poop and shells away from the nest.
They keep biting insects down as well as spiders etc.
They're good for the environment whichever birds move into the boxes.
Thanks in advance if you decide to do this.
From Scotland (where I have many boxes on my house and residents who return each year to raise a couple of broods).

Gotta have a built-in surround sound out their on that deck, along with ceiling fans and heating lamps for when its chillier outside !!! Great home so far. Keep it up, and it looks great.
