Great videos Lance. After 60 days on call with no lead on staff( he quit outta nowhere) and after 2 years in the apt maintenance trade. I quit and went into maintenance as a contractor and haven’t looked back. Doubled my Money make my own schedule and don’t have to do the stuff I don’t want to do. Be safe out there.

Im a maintenance supervisor and on call 24/7 365. I only have 72 units at my property and i live 15 mins away. We get 1 hour of (drive time) per call plus however long it takes to fix the problem. My company has 2 other properties within a hour and a half away and for vacation or time off, we all help each other out. I still get the call and will try to talk the resident through fixing it b4 i send the call to other guy

Love the videos Lex! At the property I'm currently over, I am on call 24/7, but we only have 72 units, so it's not too terrible. I still hate hearing that maintence phone ring though!!

was 21 in 1993, i was a new maintenance tech on-call, 2000 units. I got Christmas. 7pm a Lady paged me, toilet is over flowing. I arrived and water was running down her stairs. Turned off the water. Removed 55 gallons of water then pulled all the carpet upstairs, on the stairs, and most of the first floor. Poop and all. My pants were wett to the belt with brown stains. Laid all the carpet on the grass out front, threw all the pad away and set 3 air movers in the unit. It wasn't her best Christmas either. As i walked away, i got another page, Kitchen sink clogged.. what a night.. im still in the business 2024, but now im a regional. 😢

I recently got put into the role of a floating maintenance tech and there is no on call as a floating tech. I've been doing apartment maintenance for 9 years and this is the first time I feel like I really enjoy my job. It's like a huge burden has been lifted off me and I can just enjoy the actual work and fixing things.

So true. Being on call is definitely the worst thing about being in the apartment maintenance industry. I've been doing this for 11 years now and have been on call every other week for all of them. It takes over your life and makes it very stressful because you never know when you will get the call.

I’m on call 24/7 and have 200 units, I get at least 3 to 10 calls every week, mostly on the weekends. We’re supposed to have 3 maintenance Technicians at all times but they all quit, total of 11 within a year. I just wish I had one more guys to help me out and stay

Lowering OnCall stress depends on what the techs are stressed about. Where I am at, a major stress inducer was the amount of techs OnCall. A larger pool means more time in between, but usually a more hectic week.

I’m extremely nervous about going on call lol I only been doing maintenance for a year and a half and I only really know how to do make readies and handle smaller work orders. I finally started at a new property 2 weeks ago and they want me to start on call next Friday and I’m just beyond nervous. I know my buddy from my last property kept telling me it’s okay and I got it and that it’s nothing you wouldn’t already know how to handle. But idk how true that is. I believe I’m a pretty smart kid but yeah I’m terrified lol and it’s a whole new property I’m still figuring out. So yaaay I love how I get thrown in the fire everywhere I go.

I’ve been on call every other week for the past year and a half and it sucks. I started applying for jobs and found a hvac job that has no on call. I got tired of having to get up in the middle of the night to unclog someone’s toilet or something dumb like that.

Absolutely right man. If I was in Florida I'd gladly come work for whoever you're with . I've pulled 90 hours a week every week for months . 1 man machine but it drains you

The property I do oncalls at only do on call once a night per maintenance unless you fall on a friday you have all weekend till monday. It feels nice. But we get paid 75 per hr while on-call
