Best dividend stocks 2023:

Simon Property and Macerich REIT are cheap REITs that offer high dividend income and good total return prospects in the coming years, but what's the best opportunity today? We think that both REITs are attractive at these discounted valuations, but SPG is slightly more appealing because it has better management and a stronger balance sheet. SPG REIT is one of my favorite high yield stocks to buy today. It is riskier than Realty Income, but it offers a far higher dividend yield and more upside potential.

These two REITS have done exceptionally well...this video aired in June. since then, MAC is up over 50% and SPG over 30% Good picks!

Another nice video, Jussi. Can you define class A, B, and C malls? I have not seen a mall that I would call class A since 1976. Also, do you know of any cases where class A malls have shifted space from retail use to office use? I can imagine a future where malls increase traffic by bringing office workers inside. For workers, it’s easy parking, close restaurants, etc. And imagine having a grocery store on your path from your office to your car.

Not selling was a poor decision for their shareholders, not for them. They continue to have their jobs and collect their paychecks and bonuses and stock options

I discuss finance and investing with a co-worker who chides me for my bullish outlook on EPR. I made the same argument about EPR that you made about the class A malls; struggling lower quality locations closing is bullish because it reduces supply and drives traffic to the best situated properties. Am I wrong?

Great analysis, as always.

I like SPG a lot. Great company and great management at an attractive price. Of course the company faces some difficulties, but it isn't an existential thread.

Is it required to be subscribed to seeking alpha premium to subscribe to High yield landlord or not?

Outlet Centers like Simon are great because nobody wants to shop in cities with a lot of crime and drugs. I usually buy online or in outlet.
