hi, jussi, what is the moat of are? Do Alexandria buildings have some features so that other office reits don't have and that is why other office reits can't compete with Alexandria? Thanks for the great videos you made.

The guarantee for deposits is only up to 250k USD, no? I've read somewhere 97% of those deposits are above the 250k USD limit, so seems like those companies (tenants) are definitely gonna have problems.

I really like a lot about this reit. I can’t seem to gather how much money they need to invest in the properties to re lease and how much they spend on cap ex. It seems most leases are NNN but they have a really large amount of expenditures under “additions to real estate” annually.

Why should this trade at 24/25 X FFO when I can get close to 5% on risk free 6 /12 month T Bills - I think all these REITS that used to trade at those big valuations will struggle as long as risk free rates remain high.

Indian reits are now -19% should I invest in it by keeping long term goals will reits will increase in 3 -5: years...???
