When the home inspector found a small area of mold, this guy should have walked away or at the very least brought in the mold inspection company BEFORE he signed anything. It is very unfortunate but this guy did play at least a part in his current situation.

I worked in water/ mold damage for many years. If it’s 300k of damage it wouldn’t be hidden, you would know, no other way about it. Something doesn’t add up.

If the seller didn't disclose the mold, the caller has a fat check waiting for him. He needs to contact a real estate attorney ASAP!

Most home inspectors would recommend getting a mold test done - so unless you were being me
Mr. Cheapo - you should have gotten ALL the extra tests done - mold - lead - radon - it cost me an extra $300 & took 3 days for the test to be completed. Buying a house is you're most expensive & important investment - you need to do all you inquiries!

Sounds like Mike got a free sample from a friend and talked into buying the house while still high, thinking the little mold will clean up just fine.

I found a hidden room through my closet in my bedroom a full year after we moved in. No mold, thank goodness. I feel so bad for this family.

Was this really a secret? The inspection literally found some mold. It’s going to be difficult to sue if he knew about some mold, but it just turned out to be more of a problem than he anticipated. Also, Phoenix was one of the biggest covid boomtowns. Buyers were waiving everything and buying sight unseen, so even if they had an inspection, I’m guessing they were pretty desperate when they bought, and took the gamble on the mold. And he lost.

Not all mold are dangerous, actually most are not. The remediation companies make a fortune on people's fear.

300k? No. That does not sound right.
If it was that bad, you would have smelled it. There would have been lots of signs that the inspector would have seen.

Once that inspector found any mold, you should always get a full mold inspection by a company that is so specialized in that. You set up a contact that says if mold is found more extensively, you can back out or choose to move forward, and who's on the hook for fixing it. For the including, a lot of people will set it up so that if more mold is found, the seller pays that inspection and can use it going forward, and if none is found, the buyer pays it like a peace of mind tax.

Find an attorney that specializes in this stuff. If you can prove that the seller hid the mold from you (ie: painted over it), your getting paid.

This should be a huge lesson not just for this caller but for those listening.

Do not blow things off in the inspection because you're excited to have a house. There are any signs of mold whatsoever bring in a mold expert to deep dive before you sign anything.

I don't think real estate attorneys are going to solve this problem. It's very difficult to prove That a seller clearly knew about the problem, which is what have to prove.

So this could wind up just being thousands of more dollars spent on a fruitless endeavor. Which is why he made a point about pro bono.
