I was a Louisiana State Special Officer in New Orleans during and after Hurricane Katrina and we patrolled that area of the amusement park when the water went down and it was horrible, snakes, alligators, ghosts, vampires and more. I'm actually not kidding completely, we definitely encountered supernatural entities and events.

"Hell House" is really known as "Creepy College" and it's just a legend. It was a Jesuit academy that once flourished. Located on an old rail line, one at a steep incline, it was difficult for trains to stop there and then make the grade and turn ahead. Approach by motor vehicle was impossible at first. Nearby, there was an all-female finishing school, but I've found no accounts that boys rigorously studying for the priesthood ever had any contact with them. As it's become known as "Creepy College, " the story took on comical details. For one, it was the Jesuit school that was supposedly all-girl, and there was a depraved and sadistic caretaker who would assault them at night using a shotgun and dogs to assure compliance. Anyone caught out of bed was bound to be disciplined with a whip. How could such stories be told of an innocent academy? It just happened. The train stopped making any stops on the grade and the rails were diverted, stranding the school and a popular tavern. Eventually, as you correctly said, the last graduating class left, the school closed, and fell to the vandalism and the passage of time. Currently no supernatural stories about the area can be said to be any more than the sensationalism of adolescents who want to scare each other. It's just become a dull urban legend, one that holds no truth whatsoever.
