Thanks Joe for putting all this info together. Good forecasting today but if a recession hits then we may see a downturn. Even if that happens I still believe in 2 or 3 years from now real estate will be very healthy. Still not enough supply.

Zillow has our house at a set price and declining but the comps they use makes no sense. The homes they compare sell for much lower than their estimate for this house...

Hey Joe - really good video - I'm going to forward to a woman that had a realtor license several years ago and she's trying to help her friends who are currently shopping for a house by encouraging them to wait until the spring. This should help her with some misconceptions.

zillows great until you find out that awesome priced property has a lien you didnt know about on it until after you bought it... a great reason why you should consider an actual real estate agent!
