If you're going to compare costs for different communities, you might consider reviewing Census data. Petaluma residents have a higher average education level as well as a higher median household income vs. both county and Santa Rosa. This can can contribute both to a a faster home buy, and a willingness to buy a higher priced property. Santa Rosa is a much larger community, and has more apartment buildings (which itself it not a bad thing, but it means an increased percentage of the population isn't living in a single family home) . Some (not even all) factors not included in the housing cost comparisons: avg house size, age, and lot size (though it is worth noting that the two communities have fairly comparable population densities per city area - though Santa Rosa has a lot more commercial space, so density per _residential_ zoned area should be significantly higher there). Petaluma has an anti-growth policy, as the community wants to keep as much of the character that it has, not sprawl endlessly. Figures compared to the state and country skew for a variety of reasons, but note that Sonoma County is considered moderately affluent. Petaluma median household income is higher than the county average, while not surprisingly (given Census data), Santa Rosa is lower. Another key factor: Petaluma has an owner occupancy 12% higher than Santa Rosa - it stands to reason that fewer homes are bought simply for rental income. There are a lot of factors not considered for the housing price differences. But still, don't forget the character and quality of life. You could spend less (on average) and live next to sprawling industrial complexes, will you enjoy it?
