To the surveyor who called in - I am the owner of a civil engineering company and I can relate to you so much. Ugh. I truly felt like it took me three years of training/working until I was competent as an engineer, and it really takes that long to train people.

Rare disagreement with Dave.... I'm not a landlord so I'm definitely not an expert. Friends that are don't raise rent on star tenants. They would rather have a perfect tenant that pays on time and causes zero problems than the unknown. One has the same tenant for 10 years and never increased rent once.
Turnover is expensive- paint, carpet, mess, missed rent, etc. That's all assuming they didn't steal appliances and trash the place. Good luck chasing them down too. You'll never see a dime.
