It's not a HOA, but a coop, there is a difference and also explains the 6, 000 a moth, old building like this are extremely expensive to maintain ( especially in original condition) so you're not just paying for you're apartment but for general maintenance, also services like a doorman, security, cleaning ( common spaces) and as old as it is, this place is probably on the historical registry ( which adds additional costs) because everything has to be kept in original condition, which means tradesmen ( union) stonemasons etc etc....
