A Transfer on Death Instrument (TODI) in Illinois is like a deed that does not take effect until you die. You can use it, so you don’t have to put your house in a will which will make things easier for your loved ones. This is because using a TODI can avoid the need to go to court to divide up the property that you leave behind. Be sure to have your property identification number (PIN), which you can obtain from your county clerk’s office, accessor’s office, or sometimes on your county’s website. You will also need the legal description of the property. You can find this in the property deed by going to the office of your county recorder of deeds or by searching for your deed on their website.
