Ye koi desi jugaad Nhi hai, brokerage, rent agreement etc document charges, repair and maintenance, 2-3 months rent deposit all are paid by tenant without any redressal mechanism for their issues with landlord. The registration of the rent agreement helps both the party to resolve issues as per the agreed terms, otherwise everything works according to landlord.

17D is not applicable in Maharashtra. So you'll have to register irrespective of the term period.
