Intro to Land Development

In this video, I will discuss what a land development engineer does at the very start of a project and dive a little into the thought process behind a project. This video is meant to be an introductory course into Land Development engineering for college students and interns.

Below is a high-level order breakdown of a land development project:
1. Due Diligence Studies
2. Preliminary Concept Plan Development
3. Zoning / Preliminary Site Plan Approval (Local Municapality)
4. Engineering Design Development
5. Construction Plan Development
6. Local Government Approval Process / Comment-Responses
7. Construction Approval
8. Construction Certifications
9. Project Closeout

Very important items you need to begin a project (typically):
- Topographic / Boundary Survey
- Geotech Report
- Environmental Study
- Traffic Study
- Utility availability (water, sewer, etc)
- Watershed model / local drainage reports

I’d like to think it was divine intervention that I came across these videos the moment I started looking for a new position trying to gain more understanding and design experience within land development.

I have experience as a field engineer & land surveyor and a lot of my knowledge is from a construction standpoint and I have a lot of general knowledge on grading/drainage and these videos GREATLY bridge that gap!

I am currently an EIT in the state of Texas with 6 months of experience in Land development. I really enjoy listening to this high level perspective on land development because at the entry level, you usually are only focused on wet utilities designs ( maybe dry utility too, haven't done that yet) and low level grading like lot grading. It would be interesting if you made a video exploring what a fresh out of college engineer will be focusing on early in the land development career and what they need in order to be successful at that stage.
