Awesome video Chris! Just one point I feel like I should add... a 1031 exchange is great if you have a property in mind that you want to move the money into, however you do not have very long to find a property. Another way to defer your taxes is with "The Golden Hamster Wheel" or "Lazy 1031". A very easy example to understand is, if you sell a property for 200k that you paid 100k for you would have 100k in capital gains to pay on. You would then find a property that cost 200k and then through bonus depreciation and cost segregation get 50% in depreciation. This will offset your 100k gain. This would all have to be done in the same year, and there would likely be some depreciation to recapture as well, but this example makes it simple to understand!

This is all good in theory but in reality finding a property that will CF with 7% mortgage rates and only 20% down is challenging though probably not impossible. Also the depreciation tax write off has to be recaptured when you go to sell the home. This was disappointing to find out. Maybe the 1031 exchange is the way out there but you have to keep buying RE

Hi Kris, i ordered both books and the 10 x system and i have only revived the second edition of the straight path. I called but the number is disconnected. And I've emailed but haven't gotten a response yet.

Didn't you say that you and your wife bought the first house, cash out refinanced soon after and bought the second house, while you had a tenant in the first one? Or did I mixed you up with a different influencer?
