Financial Model: Implementing DCF for Real Estate Analysis

There were a few small wrinkles that made this DCF (discounted cash flow) a bit more complex because of the possibility of Year 0 positive operating cash flow after debt service (pre tax). I thought it was useful to be able to have a simple discount rate input and then see NPV across the entire project, investor, and sponsor based on the IRR hurdle.
