1 - Dont check your cameras incessantly and use for liabilty issues and checking on service work being done

2 - Dont comingle your funds. Set up seperate bank accounts for your priorities.

3 - Dont nickle and dime your guests

4 - Dont tell your family about your rentals

5 - Call your airbnb guests to resolve your issues instead of text. More personable and effective in certain cases.

6 - Dont care if your guests are smoking the devils lettuce in your unit.

7 - Dont always set your airbnb on autopilot and forget about it. Check your prices...micro pricing adjust for seasonality..etc

8 - Dont give a discount Discounts bring in discount guests.

9 - Don't tell guests "no"...blame it on your policies and remove the personal emotions about it. The policy is the bad guy, not you.

10 - Dont decline people with zero reviews.

11- Don't negotiate with cleaners fee.. 75% money usually means %75 effort

We have short-term rentals in Florida and our biggest reason we check our cameras is to see what the weather is doing. If there's a tropical storm or hurricane is it flooding or causing issues. Also, if we have work done on the property we can see that the handyman actually went and did what we wanted. Anna

As far as nickel and diming guests I go even further. I see Airbnb campgrounds charging guests extra for a grill, a fire ring, firewood, kayaks and canoes etc. I consider that nickel and dime nonsense. I can see firewood to some extent if you have to buy it but those same campgrounds don’t allow the guests to pick up dead branches to use. I include every amenity at no extra cost. I may be leaving some money on the table but I feel that some people will choose my property over another because those are included.

I also have no pet restrictions. It’s the cost of doing business and I get all the dog owners. 🐕🐈❤️❤️

hmmm. Airbnb insurance only covers registereds guests. Will Air cover cover if those guest invite unregistered guests and those guests get injured or cause damage?

I'm on your page about a lot of things but I also believe that there needs to be respect given by the guests. I'm probably a rare bird, but my family treats our vacation rental as our home. We take our shoes off, we keep things clean, we don't jump on the beds. That's respect for the property, the hosts and the future guests. Maybe I am turning into my parents but dropping the bar on what we deem respectful behavior just doesn't settle with me. And I don't even own an airbnb!!

Reporting a party to Airbnb is my biggest mistake!

Airbnb penalizes hosts who report parties or events. I was shocked when they didn’t penalize the party guests but instead removed my security camera information, claiming it wasn’t listed. They even blocked the calendars of all my listings.

For context, I copied all information from my first listing to my second one. While the second listing still has the security camera details, the first listing had its camera information removed after I reported the party.

DO NOT report parties or events to Airbnb—they only end up penalizing you 😂😂

Cameras is huge. I rent airbnbs all the time and have all top ratings as a customer. I do not rent when there are cameras - or review it to make sure everyone knows. I rented a place once for a long weekend, turned out they had exterior cameras and they were on the observation deck and hot tub. Completely ruined the whole trip. Even if they aren't watching, how can you relax outside or in the hot tub knowing that someone could be watching.

Robuilt at it again telling his audience not to charge guests for damages 🤦🏾‍♂️ if you’re reading this, CHARGE YOUR GUEST FOR ANY DAMAGE. Aircover covers this, take the money. Damage is not a cost of business. If a guest damages anything in your property, they are not allowed to leave a review.

Love your channel for the most part but the people deserve to make as much money as possible

I agree with a lot, but always message your guests through Airbnb as well so that everything is documented. Or you can easily get screwed by a guest.

Really strange, but I will ask if I can smoke outside just to see how lenient the host is to smoking. I strictly don’t smoke and will not book a place that allows it because of my allergies. It makes the stay horrible

I find it crazy Luke doesn't respond to some of the guest's questions. I get time is money, but this is the hostility business. Also, my default instead of saying "no" is sorry for any inconvenience but due to policy and insurance purposes I can't allow more than the disorganized number of guests or fill in the blank.
