One Thing he didn't touch on was all those listing appointments will need another place to buy so it now becomes a 2 for 1. You have a seller and buyer in 1 client so you will get to your income goal faster.

I am 16 months into my career in real estate sales. I am on track to make ~180k GCI within my first 12 months as a licensed agent (started off calling before getting license).

I am in Brooklyn, NY, so maybe the market changed things but in my experience the conversion is way lower. It took 8 months until I got a listing that actually converted to a sale. The first two listings I got in month 4 and 7 but both sellers changed their mind.

I’m skeptical of the conversion ratios provided by people selling the prospecting service/skill (flyers/ads/calling etc.)

I wish I had my numbers and ratios, but if I had to guess, I called 50, 000 people, 10, 000 of them answered and were the owner, 5, 000 of them hung up on me after mentioning real estate (as they get tons of calls), 2, 500 expressed some level of interest over the next couple of years in selling, 200 set an appointment, 100 didn’t cancel the appointment and as a result I’ve had 10 listings, 3 experieds and 5 closings so far.

Still on tract to make almost 200k GCI. But it’s way harder and way more grueling than this sounds imo.

Yes, it is absolutely possible... but for the last two years I stop taking with sell by owner, or expired listing... because this people hope to sell but those previous agents can't sell because the property simply overpriced or horeble condition...
And in New York ... very difficult to explain that you better than famous agent who didn't sell those property...
I guess that selling process now is just good luck... because all agent make the same good pictures, same presentation and same MLS and same social media...
I am agree with Brandon - anyway someone should to call sellers, should convince them to correct strategy... but for me ... to do this is simply to get heart attack....
