ROOF SUMMARY: This newer tile roof was leaking badly. The roof wasn't even 10 years old yet. As you can see the sidewall pan was not able to handle the water coming around that 90 degree turn. This is very common. Unfortately the flashings are installed poorly and are failing from day 1. The underlayment, however, can handle the water flow and keep the roof water tight for anywhere from 5-15 years so a home buyer will have no clue what is going on until the underlayment finally fails and allows water into the home. From there the damage is exponential.
