I LOVE this! I've watched it a couple times as I'm structuring this exact deal right now. But one thing I can't seem to get is why three years on the Seller/You side of it? If the ultimate buyer exercises their option at the end of a year, the transaction closes and the seller is PIF.

Chris when signing the contract with the seller do you leave the lease term/ rental term blank until you get that information from the tenant buyer?

I'm considering using private lender funds to buy pretty houses on MLS just to turn around and sell them with lease options or seller financing. How to pick the right home for lease option deals or seller financing terms?

Are you using a loan servicer for the monthly payment? How does the monthly from the tenant work? Do they pay you and then you pay the owner??

What about if you have the capital to buy houses regularly, not on a lease option but want to offer lease options? I’m very enticed by this motion and have $100k+ in capital and would like to see if I could make a business out of this

Wait, I have to agree on a purchase price now for 1-3 years from now? This current market could go way down in value in 1-3 years.

Im confused. Why couldnt you take 30k on a lease option ? I'm under the impression you get as much as you can from the option fee. Especially if your sandwiching it.

It would be better to just own the property instead of leasing it, so that way you can charge how much you want down and keep it instead of it going to the seller.

This only makes sense in a "normal" market. Right now the market is cuu cuu for coco puffs.

lease options only work in a buyers market where sellers want to sell but there are not enough buyers in the market. Lease options dont work in a sellers market because sellers have enough demand that they are not desperate to do lease options
