Nice homes in nice areas sure beats the heck outa junk houses. I see more benefits of doing lease options than standard whollsaling, like paying the seller much closer to their asking price vs low-balling a motivated seller who owns a junk, run-down house. Minimal repairs vs a junk house held together by duct tape & $25, 000 in repairs. I'd rather control a property than own it, another plus. I think I'd much rather deal in lease option properties than run-down junk houses & having to low-ball that owner. Thanks for the enlightenment Rick 👍!

First of all, amazing explanation! How would you suggest marketing the property? As rent to own? Would that be how to get them to cover most repairs and also you being able to double your fee?

Hi, I have a question? What do you say to the realtor to get them to work with you. I tried on multiple attempts and they don't have a clue how it works. thanks

You explained it backwards :) You need to agree with landlord to sell it and then find a tenant that would be interested in lease to own :) Not look for a landlord that looks for tenants. Also need to find the place in crappy neighborhood, not nice one.

Why would I use a realtor when they’ll just feel like they could do it on their own and take the fee and commissions?
