I found Airbnb to be too time consuming as I am also working a 9-5. Changing sheets really takes a lot of time! On the other hand managing long term tenants takes a LOT less time than I expected. My 6-plex takes less than 2 hours a month to manage now that it is up and going. Tenant turnovers might add an extra 2/hrs per month but those are rare if you have a nice place. Mine is a B+ property so I have had only one turnover so far.

Multi family ownerships seems like you would have to be hands on but once you get the ball rolling with tenants then you should outsource to a property manager To Free up your time.

Great video. I'm in NC and it is an extremely popular state. I moved out of Charlotte to Concord. I'm not that far away from Charlotte (9 mins). I would like to purchase something at the end of the year. Im not opposed to living in it if I have to. I'm watching videos to learn how to get started. By the way, I'm from Canton, OH originally and there may be some oppritunities back home in some of the surrounding cities.
