Want to buy some rural real estate in West Virginia? Lookin to get out of the city and own some mountain real estate? If you said yes, this video has someplace that might be worth a look.
Today we are looking at great rural towns in the Mountain State for retirement and the Zoom Boom.
West Virginia is a great state that has had some issues in the last couple of decades which they are in the middle of recovering from. The good news about that is West Virginia is an incredibly affordable place to live. Just don’t go there looking for a job. They don’t have many.
This series has been focusing on Rural towns that retirees and remote workers are on the hunt for. This is a trend that has been growing in recent years.
Like I said in the other videos, I normally do Top 10 lists, but not all states have 10 good rural towns and I don’t want to waste your time with some places that are a reach just to get to 10.
Like I said the focus of this series is rural towns. That normally implies a good distance outside a metro area.
With the towns in this video, we are looking for that sweet spot. A decent place to live that isn’t too close to any major cities, easy on the crime rate, not 5 hours away from a hospital or so far out in the sticks they have horrible internet. Those things knocked a lot of small towns off this list.

If you are seriously looking at WV here is a tip from a local. Don't live next to a river. Dont live next to a creek. As a matter of fact dont live next to a small trickle of water. You will get flooded. Check to make sure that you have at least one way of driving to a town without crossing a waterway. Always keep gas for your car and generator. Have a source of heat that doesn't require electricity. Some winter storms knock out power and block roads. Some storms in the summer knock out power and wash out bridges and roads. Don't have large trees next to your house. They can fall on it. How do I know? All of this happened to me. Other than that, it's a great place to live.

I remember in 2007 when I was temping in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

Other than the mispronunciations of summersville and Morgantown, you just mixed up which one has the S, as a native West Virginian I approve of this video. We're a great state on the turnaround

My daughter went to medical school in WV & now she is a resident doctor in the state. This Floridian has decided to stay in WV at end of residency. Why? She said the state is beautiful, a lot of outdoor activity, affordable living & most important the people are authentic, friendly, & are givers rather than takers.

After a career in military service, I choose to buy a home in West Virginia last September. Life is good and I'm happy I did. Thank you West Virginia.

I can tell you that a LOT of people are moving to West Virginia from around the country, I've never really seen that in my life but I guess as things get worse in the big cities people are starting to gravitate to more rural places like WV

My sister has lived in Shepherdstown, WV for over a decade now. I love visiting her there. One of my favorite towns ever.

Got out of the marine corps and bought a cabin in the woods of WV to get some of that freedom I fought for. I’ve never been happier! This state is awesome with great people and small govt. So don’t come here looking for Starbucks and other BS, leave that crap in the city. Buckhannon, WV.

Lewisburg WV was named the Coolest Small Town in America in 2011. Fayetteville, WV also another year. What kept them off the list? Folks love these towns.

Cabins, WV- just outside of Petersburg and close to everything in the area like Dolly Sods, Spruce Knob, Seneca Rocks, the caverns. The Smoke Hole and North Mountain areas are gorgeous!

Well, having lived in Summersville, I can tell you that unless you were born there, you will be an outsider forever. People will look at and treat you like an alien (from outerspace.) Richwood is so depressing I don't even like driving through it. Also, it was totaled a few years ago by the great flood. Elkins is a great place to live, but remember it is winter there six months of the year. Hinton is is very nice, particularly being on the river. It also has great railroad history. Sutton is OK. But I can't imagine why anyone would live there except for a very small lake. Shepherdstown, like every other part of the panhandle is really a other state. They are within the state border but are really more like Maryland or Virginia.

West Virginia is one of the most undeservedly vilified states. I lived in NW Virginia for several years, and my family and I would spend many highly enjoyable holidays in the state, and had access to friends' holiday cabin on Summersville Lake, so I can endorse your positive review of this very pleasant little town.

Next time you're in the Mountain State, stop in Kingwood (pop ~4000) which is right on the Cheat River (whitewater and trout fishing). We have a relatively new hospital facility, a fairly lively real-estate market, the annual Cheat River Festival (May - whitewater and music - drawing 3-4000 people), and the annual Buckwheat Festival (September - drawing 40, 000 people). We have West Virginia's Number One small craft brewery within a few miles (Screech Owl), a high school/vo-tech facility that produces journeymen electricians ready to go to work, computer literate job candidates, and college-prep young people ready to pursue, medicine, engineering, or Annapolis. Stop by for a cup of coffee!!

Elkins is great. Moved there 8 years ago and it is a small town with plenty keep you from having to travel out of town to often.

Great vid, Briggs. We spent 2 weeks vacation in the southern part of the state last summer. Very, very rural. Lots of hills and dales and windy roads to get anywhere. Surprised no mention of Lewisburg WV. We spent a little time there at the State fair.
