Hi, Sir John! Ang question ko po, kung matagal talaga ang process ng land title kung nag purchase ka ng condominium unit? Fully paid na po sa bangko, more than a year na po, at ang sabi nsa developer na daw dapat mag follow up, pero, wala pong say ang developer till now. Hope you can reply. Thank you.

What if on the process n po yun pagtransfer ng title from my brother to me, may ECAR n po then pagdating sa Registry of Deeds pinahold ng examiner dahil sa liabilities and annotation n nklagay, same procedure pa din po ba pra macancel ang liabilities? sa pagkuha po ng reality tax need po b kung cno yun nasa titulo muna? thankyou very much po in advance! Good morning. Buyer po ako ng property. Kaso po, may section 4 dun sa title. Pwede po ba na isabay na lang yung cancellation nung section 4 sa pagtransfer ng title sa pangalan ko o kailanagan ma-cancel muna yung section 4 bago ko bayaran yung property at mai-transfer sa pangalan ko? Salamat po.

Hello po sir tanong ko lang po bali nakabili ako ng lupa mahigit isang taon na pwde ko kaya ipa cancel ang encumbrance sa likod ng title di pa po nkatransfer ang title nag prob po kasi sa DAR.

Sir good day po! Bumili po kame ng part ng lupa na may encumbrance under sec 4 rule 74. Balak na po ipacancel ng binilihan namin ang encumbrance kaya lang po yung dating may ari ay nakabenta na ng part din ng lupa nya under the same title at for release na po ang title nong naunang bumili. Ang worry ko po ay andon pa din sa papalabas na title yung encumbrance. Alin po ang ipakacancel namin na encumbrance kung sakali yung sa mother title po o yung papalabas pa lang na encumbrance?

Good evening Sir John,
There are nine (9) siblings in our family.One of the property of my parents was transferred to three (3) siblings and we are planning to the siblings equally. Preparing the EJS of Estate and SPA plus requirements is suffice to transfer the title to all the children?
Pls let me know your recommendation.

Hello John! Can you advise please if the 2-year period is counted from "Date" beside Entry No. of annotation, or is it from "Date of Instrument"? There are 2 dates on Section 4 Rule 74. Would really really appreciate if you can share your knowledge on it 😊
