Mike - do yourself a HUGE favor. Hire a local civil engineering firm to design your new parking lot. Once the designs are done send to your top 3 contractors and have them give you a hard number on the project. The civil engineer can help you scope out all the bids so that’s it’s apples to apples. Will cost you some money for design but it will save you in the end.

When our church decided, several years ago, to repave the parking lot with new asphalt, there were delays. The pastor had to announce from the pulpit that the contractor had said it was too cold and too late in the year to start the project. The contractor said that they don't do projects like that unless they are absolutely sure that the air temperature would be above 50 degrees F for the whole length of the project.
The parking lot was repaved the next spring.

Lights look awesome brother. You seem irritated and stressed out a little bit. I think you are doing a fantastic job of understanding what needs to be done with your property and you aren’t just going with the cheapest bid. SHORT CUTS COST MONEY IN THE LONG RUN!!!!

We drive by you every day! Love that you're snazzing that part of town up! Definitely "overdo" it when it comes to moving water. That whole area along the tracks gets loads of water when the rain really comes down. Seems like your spot is much better than the buildings towards the highway. Those all flooded out last winter or spring.

Mike, here in the Northeast they make an asphalt that absorbes water! Allows water to run right thru it. I believe it is a mixture of rubber compound and asphalt. Maybe from chipped tires or such. You most likely will still have under layers of stone and rock, lime however, do your home work and protect your business first. The building is your business not the parking area.

Grab a long string and a level, pull it to the high end of the parking lot or where most of the fall is coming towards the building have someone hold that end on the ground run it to your concrete sidewalk and old the level on the string and raise it till it’s level then measure from the string to the ground. That’s your fall then you can determine if it easier to push the water somewhere else or put a drain in or do all new sub grade and make it flow to that drain that is existing. If you’re just doing overlay probably a drain is gonna be the best solution to make sure water won’t hit the building. Sorry it’s a lot hope it might help if it makes sense

I'd say the 1st problem was the property wasn't filled to match the road like your neighbors before any building was started but that can't be changed now. I like movin dirt's suggestion the best.
Just remember good work isn't cheap & cheap work isn't good.

Think the cheap estimate would have involved excavation all around the building and grading the concrete to make the water go away from the building without additional drainage.

Drainage and blacktop/concrete are two separate issues 2:55 glad you're looking at drainage. Get everything in writing.

None of these firms offering estimate have suggested sloping the gravel, monitoring the water flow off the lot and then pave it. I did with this with my lot for used for 135 taxis, limos and buses.

Maybe keep the back area gravel to save some $$$ since it's probably used mostly for employee parking and trash. Not so much of a prime area.

You have moved out on your own, good to hear. Seems like a huge bill to do the lot, I cant help but wonder if there are more options yet.

I bought a used 2014 Taurus in July 2022 from a small lot ( looked around the web and many used car lots for three years before I bought), a 15 year old F250 with a snow plow six years ago, and a couple used Lincoln Continentals twelve years ago...and now that I think of it, I don't ever remember noticing if the lot was paved or not. Only if it was a good clean car, good price, and if the sales person was a shyster.

Have you considered option number 2?
Live with the rock that you currently have for a few months or longer.
You're spending 50 to $70000. You can build up alot of inventory or other Necessary expenses In the coming months that may be slow.
