For over a year I have complained about our gravel parking lot. As soon as I bought the property I had someone here giving me a bid. We got that quote and it's more than I thought.

As someone who has worked on commercial properties for over 40 years I would encourage you to place the drainage receptacles in an area with less foot traffic, to avoid slip and fall claims. Look at the walking paths, and move them just a few feet out of the walking patterns. Also, look at putting concrete up front, and asphalt toward the back service bay areas. If this is too expensive, AT Least have concrete drainage paths within the asphalt, so that the water runoff does not erode the asphalt, which it will do! In addition, look at how the water will drain at the end of the property. Open water drainage will erode the dirt at the back of the property. Finally, every 5 years or so, you will need to seal the asphalt, to extend its life.

I think you should do the front end that the customers see first of all and delay upgrading the area behind the building. Sometimes you have to divide a project into stages so that you can spread the cost over a longer time.

When we repaved our parking lot in TN we paid $22K. That was 28, 000 Sqft with 2 new drains and pipe to the sewer drain in the street. That was about 6 years ago in West TN. We live in Delaware now and got a quote a few months ago to repave the driveway at our house. The driveway is about 9000 sqft and included nothing but a fresh 2" layer over the existing which isn't in terrible shape. The quotes came in at $14, 000 on the low side to $19, 500 on the high side. After seeing the quotes the old driveway started looking much better.

Mike, I had my business property done in concrete because after doing pavement a few times, I found that concrete is a one and done deal and on the long run it comes out cheaper. I would do the concrete in the heavy traffic areas and do black top on other areas to save money and as time goes on, continue to complete concrete in sections until it is all done. By the way, in a few months these contractors will be dropping their prices too. I would shop around for a lower bid. You can purchase those prefabricated sections yourself and have an excavator install them. There is always someone cheaper. Try your local Portuguese guys because the work is usually superior at a no haggle price.

That’s not a bad quote. You’re actually getting a good deal. If you lived in a large city as I do, you would probably be looking at 120k.

One thing to keep in mind regarding drainage is where the water is being directed. You alluded to moving the water toward the back of the property down to the RR. Just be aware railroads are extremely sensitive to anything that might upset the tracks. I suspect the railroad only holds an easement (they might own the land in fee) but they will enforce their rights feverishly. Just keep that in mind.

I guess in Indiana, building codes don't matter? Where I am at, you would need an engineer to submit a site plan along with a storm water pollution plan. The asphalt with removal of the stone, installation of DGA, Binder, Leveling and the top coat would be a little over 3 per square foot. The Engineer would be around 20k and the drainage on your property would be an easy 35K. The 10-inch pipe you suggested is a waste of money, get an engineer and do it right. Your grand total will be around 100k. If you're doing it for less, you are missing something.

If you want the asphalt to last, remove all the rock, bring in Type 2 and compact it. Those pre-fabbed concrete (not "cement") things are called "vaults".

Glad to hear about paving! I think that gravel drove me crazier than it did you. Just kidding but I have never liked a gravel lot or driveway. When married my wife almost 18 years ago she already owned our house and driveway was you guessed it, GRAVEL. One of first things I did was pave it and yes was not cheap but your figure was astounding. Thanks for the video always enjoy them. Oh and yes it will enhance the value a lot.

The improvements to your parking areas will add value! Whether you keep that building when you upgrade to the new Chevy store or decide to sell… Definitely a bonus once you put it on the market

I would look at haveing the drainage installed and doing just the front part of the Parking lot. The biggest issue is that apron with throwing the rock.

Easy way to secure the door drill out the door frame put in a piece of conduit so the deadbolt goes in the conduit

That is actually a good price. I was thinking more like $100, 000 to $150, 000 considering I had to do my 0.1 mile driveway that is for the final quarter of a mile two car widths wide and it cost $20, 000 ten years ago. With the increase in oil prices (what asphalt is partly made from) since then I was afraid with the drainage and base you need it would have been substantially more. Guess it is cheaper in the midwest than you can get in the northeast. By the way, from experience, if the furnace is in bad shape just replace it. Otherwise, you will be fixing it every winter.
