The tough part of all this is finding the "buyer". They are usually private investors, actual buyers, and don't need a middle men sometimes making them impossible to find.

The last option is why I chose to get my real estate license in the state in which I reside. I also was concerned about more states passing laws requiring anyone touching a real estate contract to be a licensed agent with their license being held by a qualifying broker.

Jerry, when using the LLC method will your fee be disclosed? I guess it doesn't really matter as long as it's not over 10% of the ARV.

Quick off topic question: I’m in Michigan, selling and can’t find anything to buy. The buyer of my house won’t back down from the deal even when offered money and no contingencies left to fulfill. As a seller, what can I do to back out? I’ve had two trusted realtors saying just don’t show up to closing because it never goes past arbitration - judges don’t hand keys over. Thoughts?

Would you still recommend a double close for a REO property if it states no assignment? I mean isn’t there a chance the bank can take you to court for breach of contract?
