I am 21 as well and bought my house at 20 (by myself). I was able to save enough money from working only at Walmart and basically saving every penny that I could for a down payment. I absolutely love my house so much, it is the best decision of my life by far. It’s amazing to be able to customize every aspect of a home and fit it to your liking. It’s a different feeling to come home everyday to a home that you bought and own. And my realtor made the home buying process very easy.

4 ways to avoid PMI:
1) 20% downpayment
2) Get a loan that don’t require PMi (programs are out their for First Time Homebuyers, Teachers, Police etc)
3) Piggyback mortgage (10% downpayment)
4) Make the lender pay (LPMI)

Only aim to pay off your home early if it’s a forever home.

You don’t always have to have pmi when buying if you put 20% more down unless you are on a fha, pmi stays on for the life of the loan, If you can get qualified to get conventional, go conventional . Just like down payment assistant, they don’t tell you but it’s technically a lien on the home, so if you ever try to refinance and get cash out, that lien has to be paid off.

Make sure their is no pre payment fee for paying extra. That’s why banks want you to pay a set amount each month, so they can get paid.
