It's also depends on the state. California doesn't have an inheritance tax so letting your kids inherit is not a bad thing. My in-laws put their home in a irrevocable trust and named all three of their sons as well as themselves as guardians/beneficiaries. In order to sell the house one brother has to do a "buyout" however if you place the funds in a trust account and do the payout its considered part of the inheritance, so you dont risk property taxes going up. Get an Estate Attorney, they can better explain it.

True. But there are benefits to putting your home in a trust. Mainly that your heirs don’t have to go through probate.
