Maybe im wrong and Arvin can correct me on this, but when a real estate agent starts over emphasising the furniture, alarm bells go off in my head… its cool if i like the furniture and they can be bought with the place, but im not gonna make a 100 million plus decision based on a Bentley couch… when this happens i immediately think, what is the agent hiding with these random facts? Or whether the house itself is so underwhelming that even the agent has run out of good things to say about it…

The staging of this penthouse is abysmal. My god: those orange curtains, the weird copper connect four art pieces on the dining room wall, the 1980s Burger King orange tan motif... every single piece is ghastly.

*I live in NYC. Sun set was 4:30 pm today. Your view of Central Park will be black. And omg every time Ryan says billionaires row I cringe. There is no such thing as billionaires row. It’s a bunch of buildings on 57th St. 57th Street happens to be one of the main cross town streets in Midtown Manhattan. It has two cross town buses that will pass by your entrance and exit of your home. 57th St. is business. It’s commercial. It’s buses taxis, Dunkin’ Donuts, and Hot Dog Vendors. There are only three avenues .. not streets .. that could be called millionaires row and they are Central Park South, Central Park West, and fifth Avenue. Anything else is just marketing foolery. It’s like the Kevin Costner movie .. if I build it, they will come. So ignorant, developers and below average architects thought: *Hey we will build these extra skinny buildings .. mention Central Park to death .. and the billionaires will come* And they haven’t. Most of these buildings are going broke because without full occupancy and monthly maintenance fees .. the developers every month have to dip in their pocket to help pay for maintenance. Most of the super tall buildings on billionaire row *57th Street* will be coming down in a decade, thank the Lord. The one in Brooklyn that was designed by SHoP architects is coming down. They are the she geniuses who did 111 west 57th.

*Robert A M Stern .. the architect who was born and raised in NYC .. designed 220 CPS. Out of limestone. That building sold out before it was finished. Great layouts for families*

I've been in this building. I'm not going to say which floor because every floor is a single unit, and that would divulge to the owner that I'm talking about theirs. And you're right. At a high floor, the views are probably less interesting than if you were looking out from a midlevel unit. Don't get me wrong, when you are standing at the window, it's amazing. Though it makes you feel very uneasy. You feel like you're looking at the city from Google maps or an airplane, which kind of defeats the purpose of living in Manhattan. The building location its also not ideal. If you are going to spend stupid money like this, you want to be along the park. 220 CPS is a much better location. Actually, there are several buildings on the park that I would rather live in that include outdoor space, better restaurants and shopping.

The entire living room is absolutely insane, in the worst way possible. The furniture looks extremely cheap, the colors and materials are not even close to being on par with a $100 million anything. Even the fireplace looks cheap! This is like a $9 million apartment at best.
