Me and my family relocated from central Georgia to metro Atlanta in June 2019. Since I work in construction, and have a lot of skills I was able to do a lot of things to get our home sell ready such as painting. However, one thing that served us well was decluttering. and getting rid of things we did not need or were never going to use. We rented a storage building and began storing things there which helped with the decluttering. A deep cleaning, decluttering, a fresh coat of paint goes a long way.

Another part of the stress in selling is that we may have to sell but do not want to move from our home. Example I am in southern California, I love our modest family home with many memories, but the neighborhood is changing and city "leaders" have rezoned from Single Family to basically multi-family, removed necessary codes that we have had for 50 years. The homes on either side of me could now turn into 10 unit apartment buildings and no parking required. Insanity. I am trying to get ready for the sadness and stress of moving. Thank you for the helpful info.

Over the past 45 years, we have lived through the buying and selling of five of six homes because of our careers. I wish I could say it gets easier. Let’s just say we have learned a lot.

So now we are retired in a jammed up market in New England. The downsizing fantasy doesn’t make sense on paper anymore. Goodbye American dream! Who woulda thought?

Over the past five years we have spent a fortune on things like the roof, siding, some windows, and new furnace and a/c units. Now we are in the middle of addressing the interior. I am at war with builders’ grade cabinets and vanities.

I used to think that after the early years of home ownership we would never feel house poor again. The cost of renovations is staggering. My new sliding glass door alone cost as much as my first brand new car!

Nevertheless, discovering your channel has been so helpful. Things are starting to make a lot more sense. Yes, we will sit tight and enjoy the new kitchen and bathrooms for the next five years or so and stop feeling pressured to move on. The kids won’t be saddled with a dump of a house to unload. Thanks for showing me that creating a dream home for the MTV buyers is not a goal to aspire to right now. I feel better. Thanks!

Hi Kati- Thanks for all your shared info. We have a totally unique house in Bend, Oregon. There are no comps. It's perfectly maintained, staged, large arts and crafts house (1910 and then added on) in perfect condition (all new appliances, HVAC, etc.) with a huge landscaped lot and outstanding location. There is nothing similar in our neighborhood - two are much bigger. All the others are much smaller. Suggestions on how to set a selling price?

Is it worth spending $2500 on a boundary/topography map in order to let the buyer know that they could potentially add a water view DADU onto an existing water view house? The ability to add a water view DADU (potentially two) is something I think is very unique about the house that I'm selling.

How long will it take to complete all 5 stages? I’m preparing to sell right now by decluttering and renting space in my neighbor’s garage to store stuff, painting the down stairs white, replacing fanlights with black and painting stair railings black so I need this info now!

In regards to market value does a very large walk in closet/dresssing room and a home gym increase value. (Not saying Reno to add it in, it is already there)

Eventually, I'll return to talk about the paint colours - it's more about the undertones of the colour, for example BM Chantilly White has a yellowish undertone - which would not work in my house and would be a costly mistake for me.
