I’ve had real estate agents say “oh don’t worry about packing everything until it sells” oh no no no. I clean everything and pack all unnecessary items. I’ve packed so much that I had to go shopping for staging. My homes always sell fast. Listen to her, it’s good advice.

I appreciate your comments in this video, our last home sold 5 years ago. We spent 4 months prepping our home to sell. Got rid of bedroom furniture which made the bedrooms look small, deep cleaned everything, painted. It sold within a few days of listing. If you want top $$ it’s your job to put in the work or hire someone.

Best investment we made was to hire a team to come and deep clean our first home, and were the team our realtor always hired. Six people came and spent a day working hard. Our realtor was a genius, priced the house exactly right, sent out a notice a week before the listing to all the area realtors describing the house in exactly the right way, and set a realtors-only open house before the house went on the market. Our house sold in one day for our asking price (which was 10% over the average of area comps selling prices) and we had an offer on the first day. I know that most realtors can't pull that off, but we had really done our homework.

I have 3 small children and after watching this staying in my exisiting home sounds more appealing than selling lol. The thought of trying to sell accomish this criteria alongside 3 small children undoing everything behind me sounds more like a nightmare 😵

The other point is that although it's a lot of work leading up to the sale, much of that to do list would have to be done anyway once you move. This will only make that process easier as well! Great video.

Tip if you don't want to ask your neighbor to move their car be proactive. If they are gone park your vehicles in front of your house and leave your driveway open for pictures. THEN when you get outside pictures done you can move your own vehicles 😅

When I was getting ready to sell our house years ago, I took photos of the entry to each room. Anything that caught my attention in a negative way I immediately removed it. Sometimes we don’t consciously notice something, but I wanted to make sure that the first impressions were positive. (It also helped that my husband had already moved to our new location, so I just had to deal with my mess😊).
Also, we were selling during a really slow period of time in real estate. The photos and videos were going to be taken in November. I had the house all decorated for Christmas. At the last moment, I realized that if my house didn’t sell quickly, the Christmas tree might make the photos look dated. So, I quickly shoved all of the Christmas decorations into the garage closet. Our house finally sold in May. )

Thanks. Not moving for 3-5 years but we've been at our home for 25, so LOTS OF STUFF. I'm starting to declutter and remove the wallpaper from the Dining Room (Thank God that was the only room I did that in!) LOL! I'm watching all sorts of videos for any and all advice I can get. Currently, our area is "hot" but I know we could get top dollar by following a lot of tips I've learned already.

When selling our first house, we hired a team to come and deep clean the house. It was not as expensive as we thought it would be. Excellent investment. Second time around, we knew what to do oand so we did it ourselvese, but we'd certainly have hired someone to do it if necessary. We got a better price on the house we purchased because it was DIRTY, and our realtor presssed the point with the vendor and it paid off for us. Then we spent a while cleaning before we moved in our furniture. The point is, a clean house sells for more money and sooner.

Last house I sold, I painted the outside of the house, the entire inside, Spent several weeks repairing minor things around the house. All new plumbing fixtures, door knobs, light fixtures etc. Put in all new blinds. Had all new carpet put in.( I have four dogs, so it was dirty) Pressure washed my drive way, the side walks, my neighbors drive ways and sidewalks. ( they loved me for that). Relandscaped my front lawn. Spent around 5 thousand dollars. It looked as good as the day I moved into it when it was new 10 years ealier. Buyers still wanted things done to the house. They actually complained about the light bulbs. Light bulbs I had replaced so the house looked all the same. You cant satisfy buyers.. It did sell in 2 days. So that was a plus, but closing took over a month. Stressful because I had moved to another State.
