I consider both to be viable choices. Even the nightclub can potentially work for you simply because of how they increased daily income from having a popular night club. You get 50k every 48 minutes. Which is... actually quite good. I've been keeping my night clup topped up on popularity because it's actually worth it now. I'm not sure I'd recommend it right away to a new player, but at least it's more viable than biker businesses. The biker path is easily the worst.

The nightclub isn't actually as bad an option as most people are making it out to be considering they substantially buffed the safe income on next gen. As you show in your video, you can get the cheapest nightclub and cheapest upgrade (which includes the staff upgrade) and exit the career builder with nearly the full million dollars.
If you keep your nightclub popularity at max by changing DJs every 2 in game days (about an hour and a half IRL), you'll get $50k per 48 IRL minutes. This equates to $56, 250/hour after accounting for the $10k cost to swap DJs, making the nightclub only a smidge worse in terms of $/hour than a fully upgraded bunker ($57, 587/hour), all without the hassle of having to complete any sell missions.

i have 1 simple reason why Executive is and always should be a 1st choice option. CEO is the primary DLC business; it offers armoured kuruma for all contact missions, another armored SUV (which i personally think it looks great) freemode buffs, travel options for land air and sea for a fee, freemode work and you can do sell missions solo, jus MTU glitch the lobby for a private solo session and CEO crates and sells give large amounts of EXP. CEO gives everything a beginner player needs.

Every other DLC business is designed to waste your time with either: production halts during resupply missions, large production time cycles or sell missions that are impossible to complete solo; coupled with the reasons given in this video, the other business are basically GTA DEBT.

P.S. only get 1 large, 1 medium and 1 small CEO warehouse, all near West Vinewood.

Great video! I agree with these choices as a player since 2013. A CEO office and warehouse will be a more effective property combination even when not considering that the Kosatka can be gotten with the leftovers. With a bunker, you will keep going back and forth to buy supplies and do annoying sales missions which are hard to do solo at full capacity which is requires for max profits, meanwhile a CEO warehouse has braindead easy missions, very optional upgrades and occasional Special Item Cargo spawns worth $95K-$150K for two very short missions. Not to mention, the CEO office is a good spawn point with free snacks and all vehicles available in one place. Also, the CEO grind will rank up characters way quicker for upgrade unlocks, keeping a full warehouse is a great idea too, as double cash/RP weeks are regular. Overall, the Executive Path is best for newer players, no matter if casual or hardcore.

While I do agree with these choices, I would personally still choose the Gunrunner option because I feel like it would be more worth it to have the bunker than a crate warehouse to use in the future for an extra bit of pocket change.

I’ll mention too the nightclub is good if you are in the specific scenario where you had the criminal enterprise starter pack for ps4 purchased but wanna start a new character. You get access to the office, bunker and cash factory instantly which is great since the night club will benefit right out the gates.

So, your guide have any mistakes
Firstly, you evaluate everything in terms of farming on this real property, but no one will farm on any of these activities. The first task for a beginner is to save up money for a Kosatka and this does not even require real property
I think night club is the best career choice as you can buy terorbite which is very useful item and gives oppressor workshop and mk 2 weapon from the first levels
