20 years back, 50L ka plot + flat will now worth in crores.
Flat has increasing maintenance cost which can range from 60k to 80k yearly, so 6.7cr is over estimated.

But 20 years back who was making flats at 50L?

Returns from sip would have been better only for history, no one knows about future.

My father bought a highway side 1 bigha land for 1 lakh in 1995. Now it is worth more than 3 crores. He built a rental house having four apartments each of 2 BHK 1750 sq feet for 95 lakhs. The overall valuation of the combined property is more than 7 crores. The only down side is people don’t want to pay hefty rents here in my city. So the rental income is ₹6, 48, 000 per annum only.

1) plot flat dono 50 lakhs ke hai right.
2) plot lena wala individual loan leta hai ghar bnane ke liye per flat wala kaise sip krawa payega uske paas bhi toh starting mein 50 lakhs hi the make sense.
3) sip ka phir kuch sawaalon hi nhi payada hota.
You guys are very intelligent to decide which one is better buying a plot or flat.

Buying Apartment is a foolish, buying individual house will massive benefit. Pleaee don’t not compare Mumbai with rest of India… other states the value of Individual house is a great Asset

Living for 20 years in rented space is a kind of Harrassment bro. I calculated sip of 45k with standard 15% return which makes 6.8 Cr. 50 L ka plot 20 saal bad almost 6cr hi hoga agar Gurgoan ya Bangalore me hoga toh 50 L ka plot 10+cr hoga. Bhai apki baatein sunne me bahut achi hoti h but practically sochte h toh bilkul bakwas hoti h.

Buddy if he spend 50 lakh on plot.
Assuming plot size to be 2 ghunta in urban area. 50 lakhs in construction of house that means atleast 4 floors.
And giving it on rent assuming 2 flats on each floor.
( these cost are according to cost of construction in pune )
So 8 flats :- each 10, 000 in rent minimum.
Here you have it…. 80, 000 per month,
Now - 45000 in EMI, and 15000 in rent of your own stay(3bhk) and invest 20, 000. And get a corpus of 3cr
