2. Chain of Document
3. MAP - Government Approved, Actual Construction should as per approved Flat
4. Fire Department Approvals (Especially for 25+ floor buildings)
5. Pollution Department Approval
6. Completion Certificate
7. Occupancy Certificate
8. Competency Certificate
9. Builder Loan + Bank Finance (Make sure builder has cleared his loan, tip: take a loan from the bank)
10. One Time Lease (Builder or Society has to bear)
11. Society - Gym, Pool, Garden, Temple should In-House
12. Club House, Mini Market, Servant Room
13. Parking
14. Security Guard
15. Electricity, Separate Electricity
16. A load of Electricity
17. Power Backup
18. Water - Proper water treatment Plan
19. Pressure reducing wall, Separate Connection Facility

Acha video... Aur ek baat video me dal dena ki choti building me flat mat lo kyuki maintenance, security, society ki facilities etc ka load disproportionately badh jata hai & sustainable nahi ho pata. Kuch flats me log rahte nahi just investment karke chor dete hain to building aur bhi kam occupied hoti hai. Is tarah k flats na le.

also add: dedicated space for washing machine
ceiling height of home must be good. min 9 ft clear height in flats
provision for ample sunlight to enter home
kitchen must not share wall space with toilet blocks

It was great to learn those points discussed. I would like to add one simple but very pressing point 👉 kitchen chimney and vent connection for proper exhaust. In my property I am facing problem of beam in between the vent and my chimney. Hanging Connector pipe looks so ugly ...

sabse sahi point 9 bank lo adha se adhik problm solve rahi facility toh wo mil jaati hai bt ye different documents shyd bade builder k paas hi mile maine toh nhi suna.. property owner

3 floors ka hi appartment hai... Aur wo humne booking kiya hai, abi pura humare naam pe nhi hua... Toh hume kaise pata chalega ki uspe loan hai ya nhi ... Plz ye bata dijiyega
