I'm helping my 11 yr old build his drone photography/video biz. He has an LLC and biz account. We're working on his Google biz page and website. He's already filmed commercials, Real estate, and races. I'm teaching him about managing his books, setting aside for taxes, biz reinvestment, and investing 15% for the long term, so he's learning the power of compound interest. I own a few very successful Airbnbs, so he has the exposure to RE as well.

We've been teaching our kids about real estate and finances for years. They are 16 and 12 now and already help us manage our STRs. They are working and saving and hoping to buy real estate by the time they graduate from high school. BTW, we are a homeschool family, so there's lots of hands on learning everyday as they watch my husband and me deal with the ins and outs of owning multiple properties. Thank you for being a huge part of our journey. You've taught us all so much (yes, my kids listen to your podcasts with me all the time).

After I watch this episode, YouTube played your interview on Ryan Pineda show. Now I understand more of what you are going through.
I wrote a comment on one of your other episodes asking you to be more positive. But now that I see all that you went through, I can see why you advise the way you do.
I am sorry you have to go through so much and all at once. God won't give you more than you can handle. You are handling your problems with strength and grace.

Thanks for grinding away and continuing to make sensible content! I've got nothing but love for BP, but I'm not their target demographic. I work my W2 and buy real estate when it makes sense. Passive income, never heard of it? Every dollar I've ever made came at some cost to me be it time, talent, or treasure.

9:24 as a licensed agent in Wisconsin, where lawyers aren’t required, I find less statistical significance in “pending”status because often listings go from “accepted offer” to “sold”, skipping “pending” because it’s up to the listing agent to update the status. Most often, a listing that shows as ‘pending’ is one that had high demand and got an accepted offer for cash where the only contingency was “proof of funds, ” then the agent will put it as ‘pending’ to let interested parties know the offer is solid and to curb “secondary offer” showings. I wonder if this is true of other markets where lawyers are less often involved in the transaction coordination.
