Most landlords I have had have violated at least one of these rules, and I've never had any legal recourse because I'm too poor to afford a lawyer or be taken seriously.

1. The landlord *can* enter the premises without notice in the event of an emergency, such as you need to get in and shut off the gas or some such.
2. The secret word is "unlawfully" terminate, but the landlord *can* _lawfully_ terminate for _lawful_ reasons, such as the tenant breaking the terms of the lease or failing to pay rent.
3. With a month to month lease, the landlord *can* raise the rent to *any* amount with a 30 day notice (except in some jurisdictions).

being a decent human being and treating your tenants with respect is what Landlords should be doing. I have had the same renters for over 3 years. I've had no problems with them, and they have none with me.

Ya, 24 hour notice.
They leave a note on the door at 8 AM.
You’re at work, you don’t get the notice till 6PM.
Actually only getting a 14 hour notice. 🤬

My apartment complex has increased my rent multiple times without notice and has even changed my lease digitally thinking I wouldn’t notice and now they filed an eviction claiming that I won’t pay the unauthorized raised rent. I’ve got a countersuit ready since they moved us out of an apartment that was falling apart into an apartment that has a lot of mold that has rendered part of the apartment unsafe. They have also entered so many times without any notice that we have to constantly make sure our deadbolt is locked and we feel unsafe.

One thing to note is while a landlord can't kick you out for no reason, if they have a reason and you ignore them, they can take it to court, and IF YOU DON'T SHOW UP, the landlord will win by default.

point 3- In practice, yes they can do that because a locally owned apartment complex was bought out by a corp in my home town and they doubled or even trippled peoples rent as soon as their contracts came up for renewal. People tried to fight it but nobody had the money to take it to court. Interestingly, a new apartment complex was built next door (idk if it's locally owned or not) offering fair rent and took all the business leaving the first complex like a ghost town.

If you are curious the corp was basing rent on it's HQ location which is in Portland Oregon but the complex where the prices were raised is in a small city in the rural south.

I moved out as soon as my first contract was up as they were going to raise my rent from 800$ to 3200$ a month.
